This new data from Redfin confirms a trend that started in 2022: investors are souring on the U.S. Housing Market. The last time a similar trend occurred was in 2005-08 in the prelude to the last downturn. The reason this is occurring is that rent growth is stagnating and operating expenses are rising, prompting many investors to exit the market.
The Redfin data shows the biggest investor declines YoY occurring in Orlando, at -25%, and Phoenix, at -19%, as well as Fort Lauderdale. Over the last 3 years, the biggest decline in investor/landlord homebuyer demand is in Atlanta, where investor purchases are down by over 70%.
