A newly built apartment complex in a rural area of Jeju has been put up for public auction in its entirety after recording poor sales. It marks the second bulk apartment sale in the region since last year, fueling concerns over Jeju’s growing inventory of unsold homes. Todd Thacker reports. [Slug] Hangyeong-myeon, Jeju City Completed in February 2024, this apartment complex is located in Hangyeong-myeon, Jeju City. [Slug] Adjacent to English Education City… Only 4 units sold out of 168 Developers launched a massive sales campaign highlighting its proximity to the English Education City. But out of 168 units, only four were sold. High asking prices and a sluggish economy are being blamed for the massive unsold inventory. [Slug] High sale prices among causes… About KRW 700 million for 88.5㎡ unit The asking price was nearly 700 million won for an 88.5-square-meter unit. That breaks down to a steep 25 million won per 3.3 square meters. Buckling under mounting financial pressure, the developers are now attempting to sell the entire complex at once. [Slug] Public auction of 164 unsold units… Minimum bid set at KRW 107.4 Billion All 164 unsold units have been put up for a public auction. The minimum bid, reflecting the appraised value, is set at 107.4 billion won. This isn't the first time an entire apartment complex in Jeju has faced a bulk sale. [Slug] 425-unit complex in Aewol-eup put up for auction in 2025 Last year, a major-brand apartment complex in Aewol-eup went to the auction block after selling just a single unit out of 425. [Slug] Auction process halted after 6 failed bids However, after six consecutive failed bidding attempts, the auction process was suspended. [Slug] Province launches ‘Coexistence Project’ to reduce completed unsold housing In response, the provincial government is launching a "Coexistence Project" targeting 23 housing developments that have 10 or more unsold units after completion. The initiative?the first of its kind in the nation?encourages developers to take self-rescue measures like offering discounts and deferred payments. In return, the province will provide tax support. INTERVIEW Moon Chang-in / Representative, Jeju Province If unsold housing continues to increase, it could trigger a downturn in the real estate market, leading to construction bankruptcies, job losses, and declining commercial activity. This would ultimately deal a major blow to the regional economy. We hope the Jeju Housing Coexistence Project will ease public concerns about housing prices and reduce the backlog of unsold, completed homes. With completed but empty homes making up 82 percent of that total, the housing backlog is becoming a growing risk factor for the local economy. Todd Thacker, KCTV '단 4세대 분양'…읍면 아파트 또 '통매각 사태' [제주시 한경면] 지난 2024년 2월 준공된 제주시 한경면에 위치한 한 아파트입니다. [영어교육도시 인접…전체 168세대 중 4세대만 분양] 영어교육도시와의 뛰어난 접근성을 홍보하며 대대적인 분양 모집에 나섰지만 전체 168세대 가운데 단 4세대만 분양되는데 그쳤습니다. 대규모 미분양 사태의 주된 원인은 고분양가와 경기 침체입니다. [고분양가 등 원인…88.5㎡ 기준 약 7억 원] 실제 분양가는 전용면적 88.5㎡ 기준 약 7억원으로 3.3㎡, 즉 한 평 당 최대 2천500만원에 달합니다. 결국 이 아파트는 자금난을 버티지 못하고 통매각 절차를 밟게 됐습니다. [미분양 164세대 공매 추진…최저입찰가 1,074억 원] 미분양 물량 164세대가 한꺼번에 공매에 부쳐진 가운데 감정평가액이 반영된 최저 입찰가는 1천74억원으로 책정됐습니다. 제주에서 아파트 단지 전체가 공매로 넘어가는 통매각 사태는 이번이 처음은 아닙니다. [지난해 애월읍 425세대 아파트 공매 부쳐져] 지난해에는 제주시 애월읍에 위치한 425세대 규모의 브랜드 아파트가 단 1세대만 분양되면서 통째로 공매 시장에 매물로 나왔습니다. [여섯 차례 유찰 끝에 공매 절차 중단] 하지만 무려 여섯 차례나 유찰된 끝에 결국 공매 절차가 중단되기도 했습니다. [제주도, 준공 후 미분양 해소 '상생 프로젝트' 실시] 이런 가운데 제주도가 준공 후 미분양 주택이 10세대 이상인 사업장 23곳을 대상으로 상생프로젝트를 실시하기로 했습니다. 건설사의 할인 분양과 잔금 유예 등 사업장별 특별 자구책에 제주도의 세제 지원을 한데 묶어 홍보하는 방식으로 전국에선 처음으로 시도되는 사업입니다.
