Are interest rates really slowing the market down?

Are interest rates really slowing the market down or just changing how buyers behave? I was looking through the latest Cotality housing chart pack and there were a few stats that really stood out to me. What’s most interesting is that the more affordable end of the market is still doing a lot of the heavy lifting. We’re seeing stronger growth in that lower quartile, regional areas continuing to perform well, investor lending on the rise, and new listings still sitting below average. That lines up with what we’re seeing here on the Sunshine Coast too. Buyers are still active. Investors are definitely in the mix. And in suburbs where homes still represent good value, competition is holding up surprisingly well. Now with the RBA announcement happening later today, that could bring a bit more caution into the market. But from what we’ve seen so far, higher rates haven’t stopped the market altogether.
