No one had been using them. They sold their 2,400 square foot house in 2021, bought a deeded lot at Brazos Harbor on Lake Granbury, and moved into a 399 sq ft Cowtown Cottages Lark model they own outright. No lot rent. No mortgage. Just theirs. JoAnn picked the Lark because it is the wheelchair-accessible model. Wide pocket doors, wider hallways, and extra clearance in the kitchen meant the home is already set up for a walker or wheelchair if either of them ever needs one. The living room fits a couch, chairs, and a fireplace JoAnn planned around, because the Lark's floor plan already had the cutout for it. JoAnn measured the window width before ordering the reclining love seat to make sure it fit. The kitchen skips the full stove. After five years in a fifth wheel, JoAnn got used to a countertop microwave oven and induction cooktop and saw no reason to change. Skipping the loft meant 42-inch upper cabinets and tall ceilings that make the space feel larger than its footprint. JoAnn says she has as much counter and cabinet space as she did in her big house. Her one regret: she wishes she had added a dishwasher. Daylight was non-negotiable. The home sits under a large covered RV port, so JoAnn designed around brightness: clearstory windows at the top, white cabinets, white counters, and a light ceiling. The entry features a DIY coat rack wall JoAnn and David built, finished in beadboard and topped with wallpaper JoAnn hung herself. The bathroom is, by JoAnn's comparison, as big as the bathroom in a regular house. Large rain head shower, drawer storage for socks and linens, a closet, and a toilet that, as JoAnn confirms, does not go dry. The bedroom fits an RV king (72 inches wide) with full walkround clearance, nightstands on both sides, and a four-foot closet. Outside, their 5,600 sq ft deeded lot has room for David's covered RV port (four vehicles), rock sidewalks and roses they put in themselves, a back patio for JoAnn's morning coffee, and a 9x16 workshop that is David's domain. Brazos Harbor is a community where nearly everyone is already living tiny, most around the same age, and happy hours happen in the evenings. THE DETAILS Tiny home: $105,000 Land (deeded lot): $284,900 Boat dock: $15,000 Square footage: 399 sq ft Dimensions: 10 ft interior width, 34 ft length, 8 ft front porch Builder: Cowtown Cottages Model: Lark (wheelchair accessible) Contact: Kelly Walker Community: Brazos Harbor, Granbury, TX Lot type: Deeded ownership (no lot rent) Lot size: 5,600 sq ft Monthly costs: Living on social security, expenses very low Loft: No loft HER ADVICE "If you're thinking about going tiny and you're coming from a large home with big furniture, don't keep any of it because it's not gonna fit. We did that and ended up having to sell all the furniture that I had saved in storage for several years and then just bought smaller to fit. And if you're gonna downsize and you have a big house, start getting rid of your stuff."
