When old buildings are remodeled, it will now be possible to expand up to 30% beyond the original floor area. The province plans to designate 40 million square meters, including old downtown areas, as remodeling activation zones and implement the policy starting next month. Joseph Kim reports. A total of 40 million square meters, including old downtown areas, will be designated as remodeling activation zones. In effect, most residential areas?excluding planned housing districts?will be included. [Slug] Outside activation zones, 20% expansion allowed for buildings over 15 years old Even outside activation zones, buildings over 15 years old can be expanded by up to 20% of their original total floor area if they undergo green remodeling. [Slug] Penalty reduction expanded to 75% to encourage legal compliance In particular, if building code violations are voluntarily reported during remodeling, the reduction rate for enforcement penalties will be expanded from 50% to 75%. [단열 성능 개선, 탄소 감축 히트펌프 설치 '그린 리모델링'] 단열 성능이 높은 외벽과 창호를 시공했고 가스나 등유가 아닌 전기로 냉난방을 할 수 있는 히트 펌프 시설도 갖췄습니다. 탄소 배출을 줄이고 노후 건물의 에너지 성능을 개선하는 그린 리모델링 사업입니다. [그린 리모델링 주택, 더 넓고 높게 규제 완화] 이처럼 그린 리모델링 사업을 할 경우 앞으로 종전 건물보다 더 넓고 높게 지을 수 있게 됩니다. [건폐율 - 용적률 30% 완화, 활성화 구역 지정] 심의를 거쳐 기존 면적 대비 최대 30%까지 건폐율과 용적률이 완화됩니다. 원도심을 포함한 4천만 제곱미터가 리모델링 활성화 구역으로 지정될 예정입니다. 택지 지구를 제외한 사실상 주거지역 대부분이 해당됩니다. [활성화 구역 밖, 15년 이상 건물 그린 리모델링시 20% 증축 허용] 활성화 구역이 아니어도 15년 이상 건물은 그린 리모델링을 할 경우 종전 연면적에서 최대 20%까지 증축이 추가로 가능합니다. [이행강제금 감면 비율 75%까지 확대 '양성화' 유도] 특히 리모델링 과정에서 건축법 위반 사항을 신고할 경우 이행강제금 감면 비율도 50%에서 75%로 확대해 양성화할 계획입니다.
