I usd to live in Austin TX in 2020-21 during the housing boom in the city during the pandemic. Lots of people and investors moved in and bought up homes. Now - the reverse is happening. Inventory is up, and houses are getting cut 20-40%. Will it soon be a good time to buy a house in Austin and the surrounding central Texas area as a result?
Zillow home value data shows Austin's value index is down nearly 25% from its peak in June 2022. Data on Reventure App shows that prices are now only 3% overvalued, compared to 50% overvaluation at the peak in 2022. Rents are also dropping as well - down 22% according to data from Apartment list.
All of these shifts are delivering massive affordability to homebuyers and investors in Austin. But we still think values will drop over the next 1 year by 5-6%.
